Land prices in Hyderabad’s IT corridor continue to surge, with Raidurgam setting new records within a matter of days.
In the latest auction held on August 28, the Telangana Industrial Infrastructure Corporation (TGIIC) auctioned a 5.8-acre parcel in Pan Maktha, Raidurgam, which attracted intense competition among bidders.
The land was finally secured by Vamsiram Builders for ₹1,447 crore, translating to ₹269 crore per acre. The final bid was 52.3% above the reserve price.
Previous Record Broken Within a Week
The latest auction comes just a week after another major land sale in the Raidurgam Knowledge City area.
A 5.25-acre plot in Survey No. 83/1 was auctioned by TGIIC for ₹264 crore per acre, generating ₹1,386 crore for the government.
MSN Realty emerged as the successful bidder in that auction. The reserve price had been fixed at ₹175 crore per acre, with the final bid representing about a 51% premium.
₹2,833 Crore From Just 10.63 Acres
Together, the two auctions involving 10.63 acres generated an extraordinary ₹2,833.22 crore for the government.
5.25 acres: ₹1,386 crore
5.8 acres: ₹1,447.22 crore
Combined: ₹2,833.22 crore
Average price: Approximately ₹266.53 crore per acre
Why Raidurgam Is in High Demand
Raidurgam has emerged as one of Hyderabad’s most valuable real estate corridors because of its location within the city's IT and Knowledge City growth corridor.
The area is close to HITEC City, Durgam Cheruvu, the Financial District and major commercial developments, making premium plots particularly attractive to large developers.
The latest auctions demonstrate the strong confidence among major real estate companies in the long-term growth potential of western Hyderabad.

The latest ₹269-crore-per-acre bid represents a further increase from the ₹264 crore per acre recorded just days earlier, highlighting how quickly prices in the Raidurgam corridor are rising.

The successive auctions have provided a significant boost to state government revenues.
Officials say the strong response reflects growing investor confidence in Hyderabad's premium commercial and mixed-use real estate market.
