Hyderabad's premium commercial real estate market has set another record, with a 5.38-acre plot in Raidurg Knowledge City fetching Rs 1,447.22 crore in a government land auction.

The Telangana Industrial Infrastructure Corporation (TGIIC) auctioned the property at a record price of Rs 269 crore per acre, making it the highest per-acre value recorded so far in a Raidurg land auction and a new benchmark for Hyderabad's premium commercial land market.

The winning bid came from Hyderabad-based Vamsiram Builders, which acquired Plot P2 in the Knowledge City layout. The property is located in Survey No. 83/1 at Raidurg Panmaktha in Serilingampally and measures 26,023.78 square yards, or approximately 5.38 acres.

New Record Within a Week

The latest auction is particularly significant because it comes just one week after another record-breaking transaction in the same area.

On August 21, Plot P1, measuring 5.25 acres, was sold for Rs 264 crore per acre, taking the total transaction value to around Rs 1,386 crore.

The latest auction pushed the benchmark up by another Rs 5 crore per acre, underlining the intense demand for strategically located commercial land in the Raidurg corridor.

Together, the two August auctions have generated Rs 2,833.22 crore from 10.63 acres, with an average realisation of around Rs 266.53 crore per acre.

Why Raidurg Land Is So Valuable

Raidurg has emerged as one of Hyderabad's most important commercial and technology corridors.

The area is strategically located close to major business destinations such as HITEC City, Gachibowli and the Financial District. Its connectivity, infrastructure and concentration of technology companies have made it a preferred location for large commercial developments.

The growing presence of global capability centres (GCCs) and multinational companies has also supported demand for Grade-A office space.

Developers are therefore increasingly willing to pay premium prices for large, strategically located parcels that can support major office and mixed-use projects.

Land Prices Have Risen Sharply

The latest auction highlights just how quickly land values in Raidurg have increased.

The previous benchmark was Rs 177 crore per acre in October 2025. By May 2026, another Raidurg parcel had fetched Rs 237 crore per acre. A June transaction was recorded at Rs 204 crore per acre, followed by Rs 264 crore per acre in the August 21 auction.

The latest Rs 269 crore-per-acre transaction means the benchmark has risen from Rs 177 crore to Rs 269 crore in less than a year.

That represents an increase of roughly 52% over the period, highlighting the rapid appreciation of premium commercial land in the corridor.

Major Revenue for Telangana Government

The auction is also significant from the government's revenue perspective.

The latest transaction will bring Rs 1,447.22 crore into the coffers of the Telangana Industrial Infrastructure Corporation.

TGIIC has also said that 25% of the value from the previous Plot P1 auction has already been received as the first-stage payment.

The successive high-value auctions form part of Telangana's strategy of monetising strategically located government land through competitive bidding.

TGIIC Vice Chairman and Managing Director K. Shashanka described the latest result as a strong endorsement of investor confidence in Hyderabad and Telangana.

He said the outcome demonstrated the demand for strategically located land and the value that can be unlocked through transparent and competitive price discovery.

Auction Conducted Through MSTC

The auction was conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction adviser.

The adviser supported TGIIC with market positioning, investor engagement and the competitive price-discovery process.

The government has increasingly used competitive e-auctions to unlock the value of premium land while ensuring that the price is determined through market participation.

What the Record Says About Hyderabad

The successive record prices are also being viewed as a sign of continued investor confidence in Hyderabad's commercial real estate market.

Demand for office space remains an important factor, particularly as companies expand their technology and GCC operations in the city.

However, the Rs 269 crore-per-acre price should not be treated as a representative land price for Hyderabad as a whole. Raidurg is a premium commercial corridor, and factors such as location, development potential, zoning and connectivity significantly influence the value of individual parcels.

Growing Investor Interest

The latest transaction demonstrates that developers remain willing to make large investments for access to high-quality land in established business corridors.

For Telangana, such auctions provide a significant source of non-tax revenue while also helping accelerate commercial development around strategically important areas.
